Now, what actually happened? Let’s set the scene: October 30, 2024. Fall is in the air. The Kroblins, presumably sweating the last of summer or bracing for winter, call Airco Service to handle some gas line work. The job? Disconnecting appliances, capping gas lines, pressure testing — basically, making sure nothing explodes when someone turns on the stove. It’s not glamorous, but it’s essential. According to the invoice, Airco provided a detailed estimate: disconnecting three indoor appliances and a fireplace, installing seven half-inch gas shutoff valves or caps (six at one rate, one at another — because of course pricing is never simple), and wrapping it all up in one clean $1,840.32 package. The invoice says “Due Upon Receipt,” which, in human language, means “pay us now.” There’s even a customer authorization section where the homeowner — or someone — supposedly agreed to the estimate and authorized the work. And Airco claims they did the job “in a workmanlike fashion,” which is lawyer-speak for “we didn’t half-ass it.”

But then… silence. No payment. No call. No “Hey, we found a leak in our bank account.” Just radio silence. So Airco, now assigned to COP Hometown Service, Inc., waits. And waits. And then, on February 25, 2025, they file a Mechanic’s Lien against the Kroblins’ home — meaning they’re legally claiming that the house itself is collateral for the unpaid bill. That’s right: because the Kroblins allegedly didn’t pay for gas line work, a company now has a legal claim on their entire property. Airco is an Oklahoma corporation with its principal place of business in Tulsa County, Oklahoma which conducts business in Tulsa County, Oklahoma. 2. Upon information and belief, Margaret Kroblin resides in Tulsa County, Oklahoma. 3. The real property subject to this action is located in Tulsa County at 4112 South Wheeling Avenue, Tulsa, Oklahoma 74105 and is more particularly described as follows: Lot One (1), Block Two (2), OAKWOLD, a Subdivision in Tulsa County, State of Oklahoma, according to the recorded Plat No. 1738 (the "Property"). 4. This Court has jurisdiction over the parties and subject matter, and venue is proper in Tulsa County. First Cause of Action – Breach of Contract For its first cause of action, Airco incorporates paragraphs 1 – 4 herein by reference and further states: 5. Margaret Kroblin requested Airco to provide HVAC-related labor and materials to update the Property (the "Contract"). 6. Pursuant to Margaret Kroblin's request, Airco furnished labor and materials and performed its work in a workmanlike fashion. 7. At the conclusion of its work, Airco invoiced Margaret Kroblin in the sum of $1,840.32 in accordance with the Contract; a copy of the invoice describing the work and setting forth the charges totaling $1,840.32 is attached hereto as Exhibit 1. 8. Despite Airco satisfying its obligations under the Contract, Margaret Kroblin has refused to pay the balance of $1,840.32 to Airco. 9. By failing to pay Airco the balance due under the invoices, Margaret Kroblin has breached the Contract. 10. Airco is entitled to judgment in personam against Margaret Kroblin in the principal sum of $1,840.32, plus attorney’s fees, costs, and interest accrued and accruing. Second Cause of Action – Lien Foreclosure For its second cause of action, Airco incorporates paragraphs 1 through 10 herein by reference and further states: 11. Pursuant to the Contract, Airco furnished $1,840.32 worth of labor and materials to the Property through at least October 30, 2024. 12. Airco’s labor and materials improved the Property. 13. Because Margaret Kroblin failed to pay Airco, on February 25, 2025, Airco filed a Mechanic’s or Materialmen’s Lien in the office of the Tulsa County Clerk, recorded as Document Number L2025002126, against the Property in the sum of $1,840.32 (the “Lien”). A copy of the Lien is attached hereto as Exhibit 2. 14. The Lien is valid and enforceable. 15. Airco is therefore entitled to judgment in rem against the Property in the sum of $1,840.32, plus attorney’s fees, costs, and interest accrued and accruing from the Lien filing date until paid. 16. Upon information and belief, Margaret Kroblin and Defendant Christopher Kroblin a/k/a Christopher Allen Kroblin are the owners of the Property. 17. Upon information and belief, Defendants Mortgage Electronic Registration Systems, Inc. ("MERS") and Associated Mortgage Corporation ("AMC") may claim an interest in the Property based upon their mortgage, recorded on April 21, 2021 in the office of the Tulsa County Clerk, as Document No. 2021044656; and MERS and AMC should appear herein to establish their interest. 18. Upon information and belief, Defendant International Bank of Commerce ("IBC") may claim an interest in the Property based upon their mortgage, recorded on April 21, 2021 in the office of the Tulsa County Clerk, as Document No. 2021044657; and IBC should appear herein to establish its interest. 19. Defendant John M. Fothergill, Tulsa County Treasurer, may claim an interest in the Property for any outstanding ad valorem taxes owed to the Tulsa County Treasurer, and, if so, may wish to appear herein and establish its interest. WHEREFORE, Plaintiff COP Hometown Service, Inc., assignee of Airco Service, Inc. respectfully requests the Court to enter judgment in personam against Defendant Margaret Kroblin a/k/a Margaret L.
